How to get a Real Estate Licence in Manitoba

Licencing Prerequisites

Before getting a license in Manitoba, the candidate must have the following:

  1. Be a Canadian citizen or permanent resident of Canada.
  2. Be at least 18 years of age.
  3. Completed their educational curriculum through MREA
  4. Be employed by a registered broker/real estate firm in Manitoba

Getting the Licence

There is a two-part licensing process in Manitoba:

  1. A Basic Licence which expires after 2 years.
  2. An articling period with educational requirements you must complete within the first two years of getting the Basic Licence.

Part 1 – Receiving a Basic Licence

To receive a Basic Licence, you are required to complete the following courses within 18 months of each other;

  1. Salesperson Licensing Course – Phase 1
  2. Salesperson Licensing Course – Phase 2
  3. Salesperson Licensing Course – Phase 3

Within six months of completing Phase 3, the candidate must register with the Manitoba Securities Commission to remain eligible for the license.

Part 2 – Articling Phase

Within one year after completing the Basic Licence, the Realtor must complete the first of the following courses to maintain their license. The second course must be taken within two years from completing the Basic License:

  1. Real Property Law
  2. Principles of Appraisals; OR,
  3. Principles of Commercial Real Estate

The prospective realtor must also have registered with a real estate brokerage. Click here for suggestions for finding a brokerage.

Every year following registration as a realtor, each person must complete six hours of mandatory continuing education offered by MREA .

Licencing Bodies and Organizations

There are two bodies responsible for licensing real estate agents in Manitoba:

  • The Manitoba Securities Commission (MSC)  is the body responsible for implementing the Real Estate Broker’s Act that creates the legal responsibilities of real estate agents
